Among the mistakes that buyers frequently make, bidding too much (or too little) for a property is the biggest. The repercussions of overbidding are fairly obvious. I will research the home, its background, renovation history, area comparable sales, and more to identify a fair market value. How we utilize this information will differ each time, since all homes, buyers and circumstances can be so totally different from one another. The repercussions of underbidding are not always so immediately clear—losing the property to another buyer, upsetting the seller so that the additional terms are more difficultly achieved.
