My Role as Your Agent
As your exclusive buyer agent, my role is many layered. In a sense, a buyer agent never sleeps until you've got your keys and you've safely arrived at the threshold of your new home.
My responsibilities and actions include:
- Hearing you. Based on our intial conversations, I'll try to understand your needs and wants and help you devise a plan of attack. It's in these initial moments that we'll discuss your price range, earnest fund potential, timeline, locations, specifications, and your expectations of my service and the process.
- Chart a course for your search. Depending on your level of computer saavy, we can set you up with a dedicated search engine through which we can both see what's happening in your target markets. Some of my clients prefer to do the heavy lifting here and spend a great deal of time on-line or at open houses on their own, bouncing different ideas and questions off of me along the way. Other clients have preferred that I be the one solely to do the finding and report back when interesting or likely candidates come across my radar. Usually, it's somewhere in between. The important thing to know is that no matter your preference, we'll devise a system that works for you.
- Be responsive and accessible. Through the course of the buying process, and often long before an offer is ever put on the table, you will have many questions and inquiries that will be important to address. My job, as your exclusive agent, is to make sure that these are all addressed promptly, accurately and honestly. There are plenty of surprises that will happen along the way; I don't want the question of where the hell I am to be one of them.
- Providing you with any and all pertinant information. I'm dutifully bound to ensure that whatever I know about a given property is shared with you hereto. I work hard to keep abreast of the ongoings of the market and do regular analysis of local market sectors. This is especially important when it involves my clients. As you go through the process, you are pratically bombarded with information--I make sure that it's good, well-sourced and credible information. I promise you that if I don't know the answer, I will be the first to admit it and the fastest to find it.
- Keeping my ear to the tracks at all times. You never know when the right property will appear on the market. I want you to know that as much as humanly possible, I am tracking the market and combing through its listings with you in mind. On a few occassions I have introduced my clients to properties that weren't on the market at all but because I make it my business to know what's going on.
- Scheduling and accompanying you to showings or open houses. When we view properties together, I'll be the lens through which you can see a property with a more discerning and pratical eye. It's easy to get carried away by the bells and whistles of a modern kitchen or a custom tiled bathroom. I'll help you see the property from varying perspectives. There will always be pros and cons and you can count on me to help you sort through them.
- Providing market data. When you find a property that you would considering making a bid on, I'll provide market stats and help assess its value, today and down the road. We can't predict the future, but we can make educated assertions. If it's a multi-family investment, we'll analyze rent rolls, cap rates, property income, and expense statements. It's your money and your investment on the line and not something to take lightly.
- Strategy. When you're finally ready to make a move, I'll help you stratagize, compose and present your offer. There is more to writing an offer than a purchase price. Those additional terms are just as important to how smoothly your purchase will be and how happily you'll be to appreciate your purchase. We'll put you in the most advantageous position to meeting your goal.
- Negotiation. Count on my insight and sharp negotiation skills as we move from offer to Purchase & Sale. We can't always predict what the other side will do but, not unlike a chess match, we'll consider the many responses to all the probable outcomes.
- My network. I can help by recommending creditable and top-notch attorneys, home inspectors, contractors and lenders. Every part of your transaction carries the weight of the whole and it's important to know you're in the best possible company.
- Keeping the flow. Making sure that all parties are performing per the executed contract. That means I'll be checking in with you, the attorneys, the other agents, and the lender to see that everyone is doing their part on point and in time. I don't take my eye off the ball until you have the keys in your hand.
- Being your confidant. With a purchase so big and a transaction that can be so convoluted, you are sure to experience a range of emotions and considerations. Helping to walk you and talk you through the tougher moments is an important function. You need to know that if you have even the simplest or seemingly silliest questions, I will treat it as importantly as any other. Getting clarity is your right and providing it is my duty.
So you see, merely connecting you to a search engine and unlocking the door is only on the surface of what I believe is an agent's obligation to his/her clients.
