A rising tide lifts all boats, as the saying goes. But in the greater Boston residential housing market, the tides are rising faster in some spots than others.

2012 is the year that, by and large, the tides shifted and values began their ascent. Very few neighborhoods in Boston have actually seen any decline in value since then. Mostly, values are up across the board. The entire city of Boston is up 38% since 2012 (avg. 8% annually) whereas Somerville and Cambridge are growing at about 13% per year, putting them at roughly 60% over their 2012 values.

It’s worth noting that these numbers for 2016 are only through June 22, so they could grow still. And based on what we’re seeing under agreement at the moment, that is probably the case.

Here’s a rundown of average prices in 2016 compared to 2012. Not surprisingly areas like the Seaport District have grown super-exponentially. Allston’s 33% decline in multi-family values was a bit surprising, as was Cambridge’s meager 4% increase for multi-families over the same period.
